the purchase of Residential Real Property

No one wants to pay too much for a home and you also have to be careful because sometimes if you offer too little you may insult the seller and any chance of obtaining the home you truly want.
We offer you the expertise of qualified unbiased professional Appraisers opinion.
An appraisal fee is a small price to pay for the peace of mind it provides.
A highly seasoned state certified real estate appraiser is always your best bet.
Seek counsel from qualified real estate professionals, legal parties and inspectors or engineers, evaluate advice carefully.
Take any opinion with a grain of salt; everyone has his or her own agenda.
Be especially wary of anyone who has something to gain from the transaction or who was recommended by someone with something to gain. An unbiased opinion is priceless peace of mind.
Remember the real estate broker only get paid if the transaction closes.
Some things you can do in advance of your purchase and hiring and before you make an offer are:
Really investigate where you are planning on moving to….
Know the neighborhood; knock on doors, question neighbors.
Investigate the property as much as you can thru internet tax and sale records.
Consider things like population growth, local, regional, schools, employment, foreclosure rates and global trends
Choose your service providers carefully.
Know all the property boundaries, crawl around under the house, move stuff away from the walls, notice details; open all the doors and windows. Turn on every switch, check every electrical outlet.
A comprehensive checklist for each home you visit so you can compare details.
Ask lots of questions
When you get to the buying process make sure you have enough knowledge of the area and market to make a fair and educated decision.
An appraisal is a great place to obtain not only market value opinions but market trends and more general information and photos of the home and is in the buying process just like having a home inspection. Don’t let anyone tell you that you do not need to do an appraisal before doing a contract because in many states once you sign a contract your deposit becomes non-refundable unless other issues arise.
Don’t let anyone tell you, you don’t need an appraisal because the mortgage company or bank has to do one anyway. It is money well spent so you do not have surprises or a possible lost deposit later in the game.
Again, an appraisal or a home inspection or an attorney’s opinion are to vitally important parts in the process for peace of mind.
Yes if the transaction does not go thru you have spent that money but better to know ahead of time than right before closing when you and the family are packed up and ready to move and suddenly you find out the home didn’t appraise for the value you offered.
